Does a garden room need planning permission?
Most garden rooms are built under permitted development rights, without needing planning permission. We’ll check the size, height and position against the rules for your plot before we start, and tell you if anything needs an application.
Built like a house, not a shed
We design and build bespoke garden rooms that extend your living space properly: home offices, gyms, studios and retreats that you can use all year round. Every one is built from raw materials at your home, from the inside out:
- Plasterboard with a skim finish
- 100mm x 50mm structural timber stud
- Full insulation within the stud
- OSB outer layer
- Breather membrane building wrap
- 25mm x 50mm batten
- Cladding finish of your choice, in timber or uPVC
Because the room is designed for how you’ll use it, the build changes to suit. A gym gets a stronger sub-floor and bigger joists than a home office or salon.
What does a garden room cost?
Bespoke, fully insulated garden rooms built for year-round use start from around £15,000. For a full breakdown, read how much does a garden room cost in 2026.
